From this page, we show that trade list price of the plate heat exchanger. It is unusual (but not unheard of) that a heat exchanger would fail in the way you describe (it could also be a bad expansion tank that allows the system to over pressurize). The photo does look like it might be dripping out of the side of the heat exchanger, in which case it needs to be replaced. That type of failure is from corrosion and our plate heat exchangers for several years now have a non-stick coating that prevents most mineral build up and is also very corrosion resistant, so it should last a very long time. If it corroded from the domestic water side, you should have your water checked, and if it corroded from the boiler side, it should probably be flushed and have an additive like 8-Way that increases the pH and prevents hydronic side corrosion.

Pretty house, like your flower boxes. Keeping the upper level window boxes water have proven to be a challenge for us. 😉

installation hasn’t happened yet. They have been out once so far to look at the support structure of the house frame.
During the quote process I sent them photos of the attic and the floor plans.
Since this roof supported 2 layers of shingles for about 30 years and now has one layer, and since it’s built with old growth pine with old, larger dimensions that is very strong I personally am not worried about it.
Panels weigh like 3 pounds per sq ft. My understanding is that roofs are expected to be able to carry 20 pounds per sq ft of snow without stress.

That section of horizontal riser on the top floor most likely is the trap . The radiator need to be lifted to regain the pitch in that section . Someone pulled the radiator to finish the radiator nook and left the shims out .

that’s it! All installed in one day, pretty good! It won’t start operating until it clears inspections. And since my boiler, water heater, and panel upgrade, all performed by me passed, I have a feeling this professional job is gonna be fine.
without talking prices, this is about the same as a high quality steam boiler install in NJ
