You dont need a third party control (Tekmar) for outdoor reset. Honeywell, Hydrostat, Beckett, all offer ODR with their aquastats. Gotta change the well, though. I know the Hydrostat offers remote mounting for easy access since your system is stacked. I like the 2107, but like our brains, only about 10% of it's capabilities are actually put to use.

This might be a cause for the problem. I read about this in another forum. It looks like when the boiler was replaced the flue is smaller where it attaches to the boiler and the outgoing flue pipe. This causes the exhaust to slow down and condense. I hope this might help.

Steam is not that hot. 220°F is about max in a residence.

You can't change the DHW prio setting on the combi, it is hard coded into the board. If the board has been replaced it is possible to change the setting, but you will get an error, and no DHW at all because it won't recognize the flow sensor. hot-cold-hot-cold DHW from a combi (on demand, tankless etc) is a symptom of either a plugged DHW heat exchanger, filters leading to it, heat transfer issue inside the DHW heat exchanger (needs clean and flush), possibly the diverting valve is stuck in the center position but even then it must move back to heating position, could have a defective or crudded up DHW flow sensor.

You want all the tube above an insulation batt. So drilling the ends of the joists is part of the plan.
No harm in doing a heat load analysis for the rooms above to see if retrofit radiant will cover the heat loads.

does it have a mushroom cap on the outside like this. If so it is a concentric kit.
