Re: backflow at funeral home
It’s a good idea and a fight you won’t win. Make sure you have a properly installed domestic expansion tank installed also.
And of course you’ll probably need the BFP inspected/certified annually.
Re: Zoned system or not?
- Don't abandon the Hot Water Heating system.
- Use a 2 zone system with separate thermostats for the first and second floors.
- Try not to place any ductwork in the unconditioned attic. That ductwork will have a much greater heat loss (duct loss) exposed to the hot attic in the summer and cold attic in the winter. Enough loss to require increasing the size of the outdoor unit by 1/2 ton of capacity (6,000 BTUh)
- You can use one system with zone dampers or two separate systems for zoning.
Just some thoughts from an old man in a wheelchair with nothing better to do.

To be on the safe side, NEVER drink from a water fountain in a funeral home OR a hospital....EVER...Mad Dog
Re: Repair or Replace Aging Heating System with Gas Conversion Gun?
Nothing wrong with replacing an oil burner with a gas power burner, especially on a boiler that is only 10 years old. When was the last time a gas tech cleaned and adjusted the power burner? You need a tech to clean and adjust it. Someone needs to make sure the boiler isn't leaking, it could be at 20 years but 30-50 years is more typical of that type of boiler. Someone needs to fix the leaks in that piping, the fresh water will damage the boiler over time. @EzzyT, @clammy, @JohnNY, and a few others are in your area.
like with an oil burner the boiler, the burner, and the vent all act together to control combustion, it isn't like most atmospheric boilers where the draft hood decouples the boiler from the vent. It needs to be set up y a tech with a combustion analyzer that knows how to use it. It could be that a part is failing on the power burner but that burner looks like it hasn't been touched by a tech in a long time so it should be cleaned and tested by a gas tech regardless of if there is bad part as well.
Re: Who owns who?
The town I used to live in 10 miles away is where American Saw (Lenox) tools are made. In fact I could have almost hit the plant with a thrown rock from my old house.
American Saw was family owned up until about 20 years ago (approx. guess) and had a great reputation when they were bought and ended up being owned by Rubbermaid then became part of Stanley Black & Decker. Their saw blades and hole saws were as good or better than anything else. I did a lot of work in that plant. Chillers, MU air units air conditioning etc.
I ran into a former coworker last week who told me they had some new management employees at the Saw. They did something to the blade and hole saws….changed the tempering that didn't work out so well.
He said they have a handle on it now😕
Buy a good company with a good reputation that is successful. Turn it over to the bean counters and wreck it.
Its the American way.
Funny story
There used to be a bar/pizza place next to the AS plant. It did a terrific business back in the old days when I played softball we went there often. American Saw was next door. Package Machine was across the street and Milton Bradley was just down the street. Lots of employees. This went on for years. The owner of the bar would load up on cash and would cash the employees pay checks when they came in Friday night
Eventually the former owners of the SAW got sick of there employees going there and cashing there checks and going home having drank the rent money.
So he bought the bar and ripped it down, sold the land and there is a gas station/convienence store there now.
Re: Who owns who?
Same with tools. I like that Makita only makes Makita, same with Hilti.
Re: New refrigerants Epa 608
I think if they really put their mind to it they could find something that would work and be environmentally friendly….like ammonia….if only it worked with copper tubing'
Re: Which valve do I turn off auto feed
Come back "in a few months" and post pics of the beautiful new boiler. 👍
