For some reason this post took some time to get approved by admin and I am unable to edit it.
I wanted to add a paragraph about how each subsequent owner and tradesmen, would be able to have that "Trade Score" adjusted up or down based on how they interact with subsequent owners and tradesmen. They pay bills on time or not, the equipment/system is properly designed and works, or not. The equipment/system is well maintained or not.
Some systems are just poorly designed and will never work to the homeowner's satisfaction. You certainly would like to know what I'm getting into before I try to make a fix that has already been tried 4 times previously. "No matter how many times I cut this 2x4 it is still too short"

I’d say $5500 is a victory (landlording for 15 years. 10 units).
It's a victory beyond your wildest imagination of what typically goes on out there. I also had 10 units at one time. The victories were limited to about three! Every single one of them never understood what a vacuum cleaner is and how to use it.
I could tell you stories for days.

We are good here Paul. It is a world of difference compared to NJ or even east of the Cascades in Washington. It gets wicked cold there.
Take a look at the design standards and Manual J information. It is just mild. I have never observed over 100 or below 23 myself.
We could get by with good shades and fans and no AC but we are wimps.
I did my own Manual J with Lennox Design pros Cool Calc.
I came up with 25018 BTUH heating and 21002 cooling, and a little less than 1000 CFM
Then I paid an engineer to go through it with me, do his own Manual J and design a system for me.
He came up with 31091 heating and 27443 cooling and ~1100 CFM, a little more conservative.
I had already set my sights on a Bosch 3 ton unit with an air handler for cooling.
I went with a 4 ton inverter that should be loafing, and gave it almost 6 ton equivalent of loops.
That said, I am going to call them and opt for a 6 ton AHU that includes 2x5KW strip heaters and about double the coil capacity. I think it will be a better match for my planned 105 SWT on design heat day and I can kick in the strips to take the edge off quickly if ever needed.

I have a gravity recirculation system for DHW. 24/7/365 for over 10 years.
No pump, no tstat, no electricity used. Just a flow control and check valve at the bottom of the tank. Insulated supply and return lines.
Yes, it is another heating circuit that constantly provides some heat in a house that has some hydronic heat running for about half the year anyway.
I have mentioned this before and have gotten some small stones thrown at me for wasted energy.
But as Retiredguy points out, perhaps some additional NG costs. If I was really green I would try to talk my wife into no hot water use needed……..and I would be living alone here.

@Intplm. thanks for all that. It’s much appreciated. Yes, we’ve learned the Leonard valve is temperamental and some seem to require a semi-annual rebuilding and o-ring replacement while others just don’t. I haven’t figured out why some are more vulnerable than others, but this one, when it works, performs better than the two 2.5” Holby valves sitting next to it.
It’s a 3-zone DHW system in a 25-story building so the zones all operate at different pressures.
Never a dull moment…

1927-1932 and then again 1935 - 1940s were SO2
Only 33-34 were methyl formate. Some later were allegedly R12 but I've never seen one.
I have both methyl formate and SO2 machines. Both have pros and cons.
