Is this a one pipe or two pipe system. You say you lowered you dry return. Can you take pictures to show exactly what you did there please?

Shut the water feed off to the boiler. I'm suspecting a leak in the underground. Those Btu's are going somewhere or the software is lying to you. If the pressure drops and boiler shuts down on a water pressure fault or low water cutoff shuts down the boiler then you will know

Just leave the nipple and elbow in place and plug the elbow. Or install a 3/4" or 1/2" valve in the elbow with a bushing.

Thanks for the info. Um l, I can't do the gas nipple thing. I haven't thought about a side access. I have a sawzall. Can I just cut down the side and make a side access door? I take full responsibility for my actions.

In a building that I manage, a water treatment company tested and treated the boiler water. The bypass valve was a round handled type not a lever type and was not fully closed. Water filled the boiler went up the mains into the Coop president's apartment. She called the man operating the boiler and he drained the water out. There are low water cutoff devices but no high level cutoffs. So it is possible for water to enter a radiator from the basement. This is can happen.

It isn't going to fill with water unless something is very wrong but some things can throw a slug of water around that can follow the air to the vent.

My suggestion is that you look at some kind of supplemental heat for when you want to warm the space quickly. The heated slab is fine for keeping the building above freezing, but when you want to warm up to room temperature it's going to take a day or more. You'll want something that can put out a lot of heat in a hurry to warm things up.

or it is surging or priming and throwing liquid water in to the mains. did you skim it after you changed the piping? Is there additive in the water that is causing it to prime?
