Why are you going to "use a different method of heating" after @JStar fixed you up?

Single pipe 392sqft system with an EG-40 rated for 325sqft and it's silent and balanced at all times.

That's a good boiler, and I'm sure JStar's near-boiler piping was impeccable. What Happened?

I love steam but I can understand why modern homeowner doesn't want to put up with it.

That's right homeowner you will SAVE money by spending $22,000 by ripping all that steam out and replacing it with a new hydro air system, complete with 2 air handlers, ductwork, boiler, indirect. or perhaps a giant mini split heat pump system, hey let's go with GEO thermal, oooo did we forget to mention there is no geo thermal in geo thermal and that they are really water source heat pumps?

Expected payback in 36 years if energy prices remain stable.

36 years sounds like wishful thinking.

Huh. I always though "forced hot air" referred to the sales pitch. </humor>
