A steam boiler is not, repeat NOT, sized by building heat loss. It must be sized to match the installed radiation.
A hot water boiler is sized by heat loss, but not to exceed the installed radiation — quite a significant difference in many cases.

If it is steam the radiation rating (total) determines the size of the boiler. Simply determine the radiation load in EDR or square feet (same thing) and compare that to the boiler rating in square feet of steam.
Don't calculate BTUs you will just get confused.
The boiler rating in square feet already has an allowance for piping and pick up built in
