What are the most common problems that lead to AC repair in Long Island during the summer?

Options

I'm curious what HVAC professionals see most often during peak summer on Long Island.
Is it usually dirty evaporator coils, clogged condensate drains, low refrigerant, airflow restrictions, failing capacitors, or something else?
I want to understand which problems are most common, what warning signs homeowners tend to miss, and which issues are worth addressing early before they turn into expensive repairs.

    "On" Long Island.

    Lack of maintenance.

    Constant torque condenser fan motor failure is common.

    Sometimes things just happen. July 4th I replaced a 7.5 MFD run capacitor for a blower motor. A very thorough maintenance tech did the annual in mid May. He noted the attic was not ventilated or HERS rated. When I got there about 3 pm on the 4th, it was 146° in the attic. That air handler was HOT! My steaks aren't that hot. A Turbo mini made quick work out of it.

    Whenever clients are home or there's renters while I'm doing summer attic work, for some reason the first question they always ask when I come out of the attic is, "Would you like some water?"

    I worked for one company for about 10 years who is the largest company in the country now. When I was there, they would only service customers who signed up for a service contract. They really did know how to run a service dept. This was 30 years ago.

    This was all commercial.

    We did maintenance twice a year on equipment, belts, filters clean coils etc checked bearings, flush drains and drain pans, check charge. Write up any issues found, worn contactors, leaks, noisy bearings etc.

    For new customers we would go through an inspection, and they had to pay for any repairs to bring things up to snuff before the contract started.

    It was amazing when the hot weather hit how few calls you would get.

    But if you had a call it was usually something bad because the normal stuff was taken care of by the maintenance
