Steam System Saved from the Scraper

I have been servicing a 1938 schoolhouse. The district had been using part of it until their new building was finished.
That time has come and the building was sold to a young couple who plan to use it as community center.

The school person who usually was my contact gave them my info for starting their boiler.
They had not called me so I called them.
The new owner said he was going to scrap the steam system and go with one FAF and mini splits.
I suggested perhaps go one winter with your new heating before removing the steam.

The existing boiler is a 52 HP Kewanee installed in 1973 burner rated about 2,000,000 BTU.
The building is 3 story of about 2300 sq ft per floor.......also a small gymnasium BB floor of about 5000 sq ft.

The new plan was putting a 100,000 btu FAF on the lowest floor and four 18,000 btu mini’s in other rooms.
It was pointed out that there is a great difference between 2 million btu and 172,000 btu.

The owner had been reading about mini’s being able to heat down to minus 18.

After lighting off the boiler he realized that this was some serious heat and that was required for his building.

The steam will stay......it was about an hour away from the 2” 5 PSI gas line being unhooked.
