Find a GREAT dealer who will do a load calc to confirm that 4 tons is really the correct size. Then take their suggestion for a brand. In a cooler climate, super SEER isn't critical. In the south with long cooling seasons, a high SEER might be worth it. Ask about possible utility rebates and tax credits for a middle efficiency model.
Don't go for a builder line unit, mid grade are better built. If in a cold climate, Rheem, American Standard/Trane, York and some Lennox units use demand defrost systems that eliminate 100s of unnecessary defrosts each season.1 -
That's a straight a/c unit which has probably out lived it's life expectancy.
You will HAVE to replaced the indoor section to match up with a new unit.
