Need to replace a steam boiler, once we have the square feet with a lot of help from "Dan's" book, what is the multiplier or safety factor needed.

Wayne, most of todays boiler manufacturers factor pick-up load in their sizing. If your mains are insulated, size the boiler to the connected load, if not, check with the boiler manufacturer to be sure. Page 75 of "lost art of steam heating" gives a good explanation of haw to size when in doubt.

The PMAA manual recomends that you add up the EDR of all radiators. Then multiply by a pick up factor of 1.33.0
