What was the matter with the Williamson that you didn't like? Whatever you get as a replacement, it too should be sealed combustion.

I've got an Empire in one of my rentals that's 20ish years old and still works like new. Awesome heat and quiet as a mouse

The Williams is similar to the Empire.... Empire is nothing special but it will do the job w/ no frills.
A Rinnai is a pretty nice unit and has a few nice features.

when the unit is off cold air seems to circulate threw the unit so if its cold out the heater exchanger is like a big block of ice in the room. you have to take the unit apart to change the thermo couple and the gasket falls apart in your hand. the new gasket i ordered fell apart in the hands of the counter man. its so delicate its pretty much unusable. the renters also claim if the wind blows hard the pilot goes out and they have to constantly relite it

That pretty typical of that type of unit... The rinnai isn't like that. However it is certainly more $$ than a Williams or Empire.
