Brian, Poppy, Dragon and Pedja have been working on this project in The Plains VA for the better part of two years. We are hitting the home stretch now. The main house is about 26,000 sq. Ft.

    Some interior shots of the main house. Many hours were spent with the architect to make the mechanicals blend in with the architecture.

    The mechanical system is geo based with boiler back up. Six water to water units provide hot/chilled water for the radiant heating and cooling system.

    12 packaged geo air units provide 2nd stage cooling, ventilation and de-humidification.

    Two 120 gal tanks for DHW are heatied by the boiler. DHW pre-heat off the geo de-superheaters store in two 80 gal tanks.

    The 12,000 sq ft guest house is next. It will also have geo based radiant heating and cooling with boiler back up.

    The mechanicals are really awesome looking but I don't think I could ever sit comfortably in that house. Reminds me of one of those psychiatric rooms designed to test the limits of your stress.

    Call me old fashioned I suppose but some privacy and a wrap around porch and I'm a happy guy.

    It's a shame you couldn't do an in depth video documentation, like TOH, but more than 10 minutes. This could've been a mini series.
    I'm amazed at all the phases-design, bid, install?
    Did you design/engineer the job? If not, did the designer/engineer allow your input (if they were smart).

    That shot of the Viessmann Vitodens: What size 200, BTHB? What is the grey box next to the boiler, just above the horizontal blue raceway - junction box with relays (RIB's) on the perimeter? And what does the silver canister do just to the right of the low loss header - chemical feeder? And is the 3/8" threaded rod the only thing holding the expansion tank in place?

    The system was originally designed by a mechanical engineer. As the project evolved and radiant cooling was added, the original design was scrapped and I took over the mechanical design.

    When the job is finished, we may shoot video of the entire system if the owner allows.

    The boiler is a Viessmann Vitodens 200 B2HA-112 (113 - 399 input). It powers the two DHW tanks and provides back-up heat for the geo system. It also supplies radiant heat for a six car garage through a heat exchanger.

    The grey box is a junction box for heat demands.

    The silver canister is a Fernox magnetic dirt separator:

    All the weight is supported by the bracket. The threaded rod just holds the alignment in case it gets bumped.

    That's really cool! The ultra modern is interesting, how well does the Geo compare to LP as far as cost to operate in your area? Are you using the air handlers to control indoor humidity? What is the setpoint when you know you won't get condensation on the radiant surfaces?

    Great project, and beautifully executed as well!

    With a family of 4....6500sf per person. One could go years without ever seeing anyone else! And, with only a 12,000sf guest house? At two guests they are being cheated out of 500sf each that their hosts enjoy.

    The geo was chosen strictly for aesthetics. The architect did not want any visible equipment outside such as condensers, chillers or cooling towers.

    The air handlers have two stages of cooling and will provide filtration and de-humidification.

    The primary purpose of the radiant cooling is to capture the solar energy from the large expanse of west facing glass that is 14' tall, with no overhang. All of the flooring is stone.

    The supply water temperature feeding the radiant cooling will rarely get below 60*F. The control system will calculate dewpoint through slab sensors, air temperature sensors and humidity sensors to keep the surface above dew point at all times.

    Haha! I think my house would fit inside their closet.

    One thing we do have in common is that our mechanical rooms are works of art. Maybe I should host a wine tasting in there too. ;)
