Steam Boiler sizing

I have an apartment that needs a new Boiler.
I have a a total of.
37 sections, 2 collum, 38" high (from the floor).
8 Sections, 3 collum, 22" high (from the floor).
8 sections 4 tube (tube Type) 23" high (from the floor).
I get 4 sq ft of rad from each of the 38" 2 collum sections.
3 sq ft from each of the 22" 3 collum sections.
2.5 sq ft from each of the 23" 4 tube sections.
4x37= 148
3x8= 24
2.5x8=20
Total sq Ft of radiation =192
192x1.33 pick-up = 255.36
255.36x240= 61286.4 DOE

If I have DOE of 62K @ 1.33 and DOE of 69K @ 1.5 Do I need to choose a brand of Boiler which matches these #?
I like Burnham but there closest Boiler Is 87K DOE.
Hydrotherm makes one that is 69K DOE0 -
If it is steam
size the boiler to the connected load or 192 square feet of steam. The Net IBR Steam Ratings reflect a hidden pickup loss of 1.33 already. Unless you have uninsulated mains and an unusually cool basement or long runs, there is no need for further pickup losses. If this boiler is gas-fired, you will be looking at the IN-4 (271 square feet) Burnham or the V-83 (283 square feet) if it is oil-fired. Hope this helps.

Isn't this to big?
I am looking at the IN4, but @288 sq ft isn't it almost 45% bigger than the conected load in addition to the hidden pick-up.
192 x 1.4 = 278
Should I not find a boiler that more closely matches the load? I like Burnham, I already have 6 of them in other buildings. But I dont wont onw that is to big.

Boiler Size
Taking into effect the IN-3 with a Net IBR Output of 158 square feet and adding in the hidden pickup factor of 1.33, the actual capacity of the IN-3 is 210 square feet. This signifies that it is too small to satisfy the connected load and its pickup factor. The IN-4 is a better choice. Hope this helps.
