hello I own a 4 unit apartment building and this past week the furnace stopped working as the pilot light went out. I called the gas company and the tech told me that the b-valve seems bad or isn’t working correctly. Any help with a boiler this old? I need to try to get 2-3 more years out if it if possible then I’ll replace with a new system. Thanks for your help.

Did they check the thermocouple? Does it light if you follow the lighting instructions? The valve and regulator could be replaced with a combination valve by a competent tech if needed but it sounds like the basic troubleshooting wasn't done.

    What is a "b" valve.

Yeah ??? My guess is the regulator is the 'A' valve, so that makes the Gas Valve the 'B' valve. Maybe official Gas company lingo.

It sounds more like the tech didn't know what they were looking at and they were trying to get out of there.

Does the Gas company replace Thermocouples ? As mattmia2 stated, I also would check (replace) that first. They are inexpensive compared to most everything else.

@mattmia2 The tech was trying to help. They only came to check because of a possible gas leak. He works for the gas company so they don’t perform repairs. I have an HVAC company tech coming Monday to try and get it running after the busted pipes are fixed. I’m hoping the damage was contained to the basement area.

    busted pipes and damage?

@mattmia2 yes not at the furnace. Tia 4 unit was vacant so our guess is the furnace stopped running early last week when we had frigid temps and the basement pipes burst. The heat isn’t working and the pilot light was out.

who is repairing the broken pipes? When I lived up north there were several different types of plumber. There were plumbers that did water and drain pipes for new construction. Other plumbers did kitchens and bath for existing homes. That might be the type of plumber that you have to fix your broken pipes. The third type of plumber advertised as a plumbing and heating company. They would do all the kitchen and bathroom stuff, but also install and repair boilers. If you get the plumbing and heating guy, to fix your pipes, he should also know how to fix your boiler.

After you make that expensive repair and you still have the same problem, What will you check next?
