8 yr old gas furnace issues
had a semi annual service check on a carrier gas forced air furnace located at a house my daughter rents from me in Minnesota. Tech reported blower was leaking grease and heat exchanger had a good bit of rust and pin holes. Curious as to what would cause these issues, I don’t know much about forced air, I’m more of a steam owner. Also curious as to the warranty, I’m the second owner of the house, tech said the warranty was for 20 yrs for the original owner, and 5 yrs for other than original owner, we are trying to find the actual warranty. Attached is the service call notes and some photos. Any help or comments would be welcome.

sounds like a salesman not a tech. Furnace motors have sealed bearings.

That invoice was written by a third grader. If the combustion numbers are true, there are no issues.
Funny they got in the HX like a colonoscopy, but no pic of a greasy motor that has easy access? Tell them to pound sand.
