Unheated finished master suite in attic

We are in Massachusetts. Several years ago we purchased an old 3 story Victorian home with a finished master suite in the attic. The space has central air for the summers months. However, it has no heat. We heat it in the winter, SOMETIMES, with a space heater. The previous owners did the same. We’ve found that most of the time we don’t actually need the heat up there because the heat from the rest of the house warms it enough.

We are considering a sale on the property. I think that the space isn’t actually considered part of the square footage because it’s not heated. The rest of the house is configured with radiators and single pipe steam heat.

I wanted to get opinions on whether or not installing a heating system up there would help with the resale value. I’m not keen on installing radiators up there or installing a mini split since we already have AC up there. Can we get away with installing a supplemental electrical heating unit in that space?

Update: The attic is mostly already heated from the rooms below. If my heat is set to 70 in the main house, then the attic is usually at or close to 70. It just 'feels' colder than the rest of the house.

The other point was making sure that that the attic gets included as finished space for resale value.

We are 90% going with an electric baseboard unit. We already have a separate electrical panel in the attic so should be be easy lift.
