    This has been an active leak since October. The tenant stopped paying rent, refused to let anyone in the house to see or fix the leak. The Sqautter then installed security cameras and screwed them in to the HO's Siding. The Frustrated HO, took them down and the squatter had HIM arrested!  What???  Finally get him ejected and I was able to get in there. The Rusty boiler water permanently stained a Beautiful Corian Vanity top and Wood cabinet.  Mad Dog

    My thought on squatters is to get a friend or two, kick open the front door and immediately call "911" and report to the police that someone just broke into your house and you are afraid for your life. Also, the laws need to be changed so that the owner always has a right to his home and no one ever has a "legal right" to take over his/her property.

    Friend of mine was a cop who did evictions. This was in a state and county that was more accommodating to renters than property owners. The eviction process could take 6 months.
    Difficult situation because the real estate is the property of the landlord, but the home of the tenant, even if they are short or late. The tenant may have children. It may be the middle of winter. Judges are sympathetic to this. The tenant has 4th amendment rights, because it is their home, even if they are short or late. The 4th amendment limits the contact police can have until a judge orders an eviction.
    Squatters are someone who never had a legitimate lease. Sometimes these ne'er-do-wells forge a lease. Different situation, and several states are enacting new laws to handle this.
    My advice to anyone who is considering becoming a landlord. Have a lawyer write the lease. The first time the tenant is late or short, start the eviction process. It will take longer than you think.

    I find it best to go through a long established, local real estate firm. They live and work in the neighborhood, will run background checks, and vet them. Mad Dog

    As a former renter and as a land lord, you either get to know the laws before or after an issue. I never understood something as crazy as squatters rights.
    The laws in some states are more tolerant/crazy than others.

    Id ask that some on this sight please refrain from buzzwords and slogans that do not necessarily apply to all folks.
    Please, if it applies to heating help by all means post it. Its fair game.
    Ive been watching closely lately and have noticed some posts start to lean in a direction that made me, and others leave this sight similarly when it was first founded years ago because of outburst posts.
    Please, let's not go down that road again.

    No one is forcing you to be a landlord. That is the bet you made when you decided to be a landlord. The lease didn't change and in most cases the law didn't change when conditions were no longer in your favor.

    My Parents Bart and Colleen (Both RIP) used to say, "I been a tenant and I've been a Landlord. They both stink. Save your $$$ and buy a 1 Family House!"  Mad Dog

    I've removed posts on this thread that contained political statements. Many you are regulars and I am disappointed that you are not following site rules. It's disrespectful to the work we're doing here and creates a polarizing environment. We do not ask much of you, but we do ask that you be respectful and refrain from politics.
