Boiler heats the house but not the water!

It's actually my sister place. I'm trying to help her out. The boiler heats her house just fine but as far as it heating her water it comes out hot up until the very first 90 degree fitting on the tubing right there at the boiler. She noticed taking showers there would be dips in temperature. Its now cold before it even reaches the mixing valve. She replaced the TMV mixing valve just in case but to no avail. 

Any tips at all would be very much appreciated.

    Where is this boiler located?

    Try descaling the tankless coil. could be slimed up

    Alright I figured out that the new TMV mixing valve has to be adjusted under the cap for it to work.  Issue really was a bad mixing valve. Thanks guys.
