Metal fin type in wall two pipe steam radiators

Hello; I have to replace my existing steam boiler in this two pipe system. It is in a three story six unit apartment building made of brick.Each unit is one bedroom. Each unit has five in wall finned radiators. The current boiler is a Crown and has bad sections. I think the boiler is oversized . It is 241,000 btu and always cycled quickly. We replaced all of the steam traps, and have measured the temperatures of the return lines to check. I would like to know what formula to use to decide what btu size boiler I need for this building. thanks. The radiators are 4.5 inches wide finned about 1.5 inches thick and range from 18 to 48 inches long. Thanks

There is a book -- Every Darn Radiator -- available which may have them and their EDR ratings. If not, and if they are fin type, it's a little tedious to calculate but not a bit hard.Br. Jamie, osb
