All corroded

Hey  everyone. This isn't my buddy's house and every single piece of metal no matter what it is as corrosion on it in his basement. Oil heat, electric hot water, well water with four filters.   Nails, screws, electrical boxes, steel, copper, brass, aluminum, every single thing has tons of corrosion on it. All the copper pipes are green and the house is less than 30 years old.
This is in Rhode Island and it's a full poured concrete basement.
The land does have a high water table and when it rains he occasionally gets a little bit of water in a corner but not more than a small puddle.
He's also getting a light green fuzzy mold on a lot of things for no apparent reason.
Any thoughts? All help is appreciated.

Is this near the ocean? Possibly using drywall that was made with ash?

An old way of checking is place an old leather shoe or glove on a shelf or wall in the basement, if it grows mold the humidity is too high.
