Steam gas Boiler efficient

Hello All,
I am a relatively new home owner and not very technical so please sorry if the question is stupid.

My furnace steam boiler is gone. I need to replace it. I was reading about it, and it says about new equipments with 95% efficient. Does this apply to steam gas boiler as well? Can we have have a two stage steam gas boiler? For cold weather, should we choose Condensing or non-Condensing gas boiler?

    You have a steam boiler... 95% afue/ condensing is not an option. (prob more like 82%) 2 stage is prob not needed. Whoever installs the new system make sure they size it out by counting the radiators and the size to get the correct sizing/ EDR. Make sure they follow the piping instructions in the manual.
