Steam Change Out

I looked at this one in Chevy Chase, MD right before Thanksgiving. They don't last very long when they are piped this way.

    Poppy and crew piped in this Crown in early December. This was originally a vapor system that has been bastardized over the years.

    We found the original crossover traps sheet rocked over. Poppy cut holes and replaced them. There was only one bullet vent for the entire system. We replaced with two Gortons.

    The first floor radiators were removed at some point and replaced with Baseray. They run ok at low pressure (12oz).

    It's hard to see in the photos Dan, but why the offset in the flue pipe?

    Single pipe 392sqft system with an EG-40 rated for 325sqft and it's silent and balanced at all times.

    @ Mark Eatherton Yes, we are doing more and more commercial work along with larger residential projects with commercial mechanical systems.

    I found that there was better money on commercial. Seems like everyone and their brother is an expert at RFH these days. Unfortunately, none of them knows how to bid the job correctly and they end up being a race to the bottom.

    We had a portable DHW generation system that we'd set up outside the mechanical room to keep the residents in HW while we were switching out the physical plant. One of the Perry boys had some pictures of a mobile unit they'd built a while back. Nice rig.

    Curious as to why you used a #67 LWCO- is this big enough to require two LWCOs?

    @ ChrisJ Good question. I don't have an answer. I am going there tomorrow to clean and skim so I will take a closer look.

    @ Steamhead I install two LWCO safeties on all of our steam boilers - residential and commercial.

    lol @ the original copper equalizer. I thought at first that was the water feeder line into the boiler.

    @Dan Foley I have the answer for @ChrisJ, it's so your installers didn't have to cut a 2" piece of flue pipe. The piece after the offset is a full 24" piece. It's ingenuity at its best!

    Check this out- the 711C manifold, which hooks up with quick hook-up fittings, and a regular SafeGuard. No moving parts unlike the 67, but you do still have to blow it down:
