What will be will be - all we can do is be ready and wait.
I noticed a few boats being pulled out of the water this morning on my walk. It was a bit windy and rainy in Boston over the weekend and 5 boats come free and washed ashore at the beach down the end of my street. A lot more will be coming out between now and the weekend.
In 1955 the bay was clogged with the remnants of a hundred boats the Hurricane Carol smashed into kindling. That was the end of the old wooden fleet that was moored off the yacht clubs. Now it's almost all fiberglass but that makes no difference to a hurricane.

Only if you are buying! The house does currently have slate, but it's pretty much at the end of it's life. And the back bump out "flat" roof is solid copper.0

It's getting pretty rough, I have had a roofer up there a couple times for repairs/maintenance which will probably happen again soon. The reality is they are just getting worn out. The house is well over 100 years old and it wouldn't surprise me if this was the original roof. Oh and I don't do these "easy" repairs. 2 story house with very steep pitch I think it's 11/12 or so.0

I've wanted to convert our early 90s 8HP Coleman generator to natural gas for a while.
Still wanting to, but not enough to actually do it........Single pipe 392sqft system with an EG-40 rated for 325sqft and it's silent and balanced at all times.

I think the boss charged $100 a tile for repair, 35 yrs ago. It literally took 5 minutes to replace one. Have you looked into standing-seam? They have some that look like patina copper, and with today's finishes will last another 100 years.0

I am having the garage roof done this winter, it is currently asbestos/cement. It has some damage and is leaking in a few places. Right now I am leaning towards asphalt, but it will be one that mimics the slate look. I have considered metal, but not sure if I can afford that. It's still being planned.0

If you replace a slate roof with another slate roof you will need another mortgage to pay for it, it would probably cost more than i paid for my house back in the 80's.
