Jokes aside, if you know that the leak is not from the drain valve, then it looks like the tank has rusted through, and the water heater is due for replacement. How old is it? I see a display panel on it which makes it seem newish.--NBC0

And yes, leeks with a mustardy cheese sauce, wrapped around with slices of ham is a favorite of mine. In fact, I think leeks to be underestimated as a veg, and maybe a group could be formed to try and make everyone see how wonderful they can be!--NBC0
