Hot Water Boiler Size

I'm putting in a completely new gas hot water system with new piping, baseboard, three zone heat control.  I'm also planning to run a 45 gal. SuperStor Ultra indirect water heater from this system.

I want an expert to confirm boiler size for Burnham Alpine 95% AFUE for my needs - the two options are Max Input (MBH) of 105 or 150.

Output from boilers after considering conversion efficiency is 96 and 137 MBH respectively.  Net I=B=R (MBH) is 83 and 119, respectively.

The heat loss calculations for my house came to 70,000 BTU.  Note that this does not account for the indirect water heater.  The boiler will be placed in unfinished basement which can be considered an un-conditioned space i.e. there will be losses from pipe and boiler.

    Boiler Size

Unless you have an unusually high domestic demand, go with the boiler that comes closest to your heat loss calc.
