i have an old three family house which i currently heat with steam from and old oil furnace appx 85 years old and with a newer burner but it is almost shot. the tank is also shot. i have three gas lines in the house and am considering making three seperate systems the first floor hot water, the second floor leaving it steam and the third floor hot water. i need some advice if this is the right thing to do. i will be removing a financial burden by not havng to pay my tenants heat and will no longer have hear their complaining.0 -

on the size you could go w/ a space heater for each floor/ apt. Rinnai makes decent units.0 -
May I ask
a really dumb question? Please explain the rationale behind making the first and third floors hot water, but keeping the second steam? It seems to me that Steamhead's suggestion of TRVs would be a lot cheaper, but it's true it wouldn't allow you to stab the tenants for their heating bill. If the piping isn't too wonky, though, is there any good reason why you couldn't split the system into three steam systems? And have one small boiler for each, gas or oil as you choose? Even it is wonky, it isn't going to cost you any more to repipe to split the system than it will to repipe and replace all the radiation to convert to hot water...
