Apartment Tankless Hot Water

Currently live in a apartment with a 40 gallon hot water heater and I am looking to install a tankless hot water heater to save space in the hallway closet. The current water heater is gas and naturally vented 3”, I am on the second floor of a 4 story brownstone, and the electrical service to the apartment is 100 amps.

Apartment has two full bathrooms and a W/D. Does anyone know if someone makes a tankless hot water heater to retro fit this setup? Also looked at electric options but it seems I would have to upgrade the service to accommodate a large enough water heater base off water degree rise and the two showers.

    Your biggest hurdle will be venting the unit....not to mention gas piping, testing, permits....$$$$ Mad Dog

    The venting is what I’m looking for a solution to? Also, do they make a flexible PVC rated pipe for exhaust that I can pull through the 3” conventional vent?

    Yes, but in NYS, pvc in not allowed for flue pipe, only polypropylene, SS...Mad Dog

    THen there is no issue of getting gas over to the unit, fire proofing. Mad Dog

    There are some mid size (160kBTU) units that can run with short lengths of 1/2" supply. Somebody has to do the calculation on your setup if they will work. The non-condensing units can connect up to a 3" vent assuming that there is a liner.

    Hi, Is there anywhere else you could move the water heater, where space is less of a concern? Also, is there a place where a heat pump type heater could go? You won't save much space with tankless, and the maintenance is a thing. It's not set and forget like tanks can be. Not trying to rain on the parade, just personal experience raising its head 🐲
