Yes, this is for real. It's an advertised room for rent in Brooklyn, New York.
Here's a quiz: What is the make and model of the boiler? (We're pretty sure we know the answer)
Heat is included.

Not a Crane, unless they rebranded someone else's boiler.

I was pretty certain I knew for sure but, duh, now I'm not so sure I know for sure...

I'm not a pro, but I think 100% Peerless ECT. Probably ECT-e-05 or ECT-e-06. Tough to tell. I'd guess the first, with a Carlin burner. I'm only seeing 1 riser. Should have two.

Sleeping in the Combustion Appliance Zone (CAZ) is 'frowned' upon (and against building code in some municipalities)

Almost certainly against code in New York City.

For decades Chicago Public Schools, Arch Diocese schools and most larger buildings would have a maintenance man who lived on the property, often times next to the boiler room. They would stoke the coal, fill the stoker hopper, blow down the LWCOs. Those days are log gone but not for that lucky tenant!
The Peerless boilers I worked on and still have a few are all green. I remember the old 60 series were popular back (more than) a few years ago.
