Buderus GB142 leaking from exchanger

Hi there,
I have a GB142 which I maintain myself every 8 months or so. Recently i have noticed a weird leak right from the rubber moulding in the front of the heat exchanger. I opened it up, and there is the usual slight oxidation on the fins but no blockages and condensate can go down to the condensate trap. I have no idea where this is coming from, it is about a drop an minute, squeezing through a tiny pinhole in the rubber, even when its off, the water that comes out is somehow not hot.

I am assuming this is a condensate leak and not a boiler leak. If so I would clean off the existing sealer and hit it with new0

Valve out the boiler (with the power to it off) and observe the pressure.Serving Northern Maine HVAC & Controls. I burn wood, it smells good!0
