1860s Brick Carriage House

Have an unheated, uninsulated upstate NY 1860s 2 story brick carriage house 25 x 25 and would like to convert the upstairs into 3 season usable living/office/gym space. I will not be covering the brick walls or insulating the ceiling. Thinking radiant floor the best route. I would appreciate the pros thoughts on sizing as well as boiler brand choices. Only two original double hung windows. Floor to ceiling about 9 feet then slopes up to a cupola vent about 15 feet up. Any and all tips appreciated before I bid this out.

    Options
    Do a heat-loss calculation before deciding on radiant floor. You may find that there isn't enough floor area to heat the place that way. We ran into a similar situation once, and ended up installing steam.
