in Oil Heating
1960 house just bought first home with oil fired warm furnace model 21LT84LS11 SERIEL 700198-003
BTU FIRING .7GPH RATE BONNET CAPACITY 84000 IN EAST COST MIDDLE OF STATE MELBOURNE FL.
All the air guys just want to tear it out and replace with a 5000 dollar unit and handler, hasn't been fired up since sept 15 and know nothing about oil heaters, if it works why replace it. Advice

    Tank is buried in front yard not sure on size yet, at work right now but can send pics after 4 today

    My thoughts exactly just started researching this option in hopes of getting the house inspected without puting in a new air system only need heat to pass

    The one thing that would make me replace it ASAP is the tank buried in the yard. That tank could be a money pit if it were to start leaking..... and by money pit I mean potentially tens of thousands of dollars.

    Not sure what the laws in FL are, but in WI if you have a buried oil tank you must have "experts" remove it and then the ground has to be tested for contamination. If ANYTHING is found you then have to have clean up specialists take over and make sure that not one drop of oil contamination is left when they are done.

    Yes, in WI if you have an underground oil tank and want to sell the property, it either has to be removed or inspected and stamped "approved" so it's added to the state register.

    My mom had to have her giant underground tank removed, and yes, it was an expensive operation. I would look into the details surrounding that tank before I went much further.

    Most steel single wall tanks have a design service life of 20 to 30 years.

    Around here a bank will not loan you one cent on a mortgage for a house with an underground tank.
