11 year old gas water heater needs new control. Replace unit instead?

It's a Bradford White M1XR 40 gal. Is there enough life left in this to warrant replacement or just can it. roughly $100 vs $900. If it wasn't on the 4th floor I probably wouldn't be asking! I just hate shlepping heavy crap up and down stairs, I don't do it as well as I used to.

Have you ever opened the bottom drain valve? What comes out? And how aggressive is your water? Where I live some water heaters are good 30-40 years but that is the exception to most of the country.0
