Steam Change-Out

This is one I looked at a month ago a block north of Glover Park in DC.  It is an old Burnham Series 4 that is about 25 years old.  It is connected to a two-pipe system with cast iron radiators and steam traps in a 1920's vintage rowhouse. 

 

 Most of the traps were original. The client complained of knocking and water hammer in addition to high fuel bills and reliability issues.

    After

    Brian Golden, Harvey Youker and Fred Johnson have been busy this week installing a Burnham Independence steam boiler, replacing all the steam traps and installing a new water heater.



    In addition, they had to relocate the gas pipe and water lines to accommodate a basement remodel.

    I had seen this detail in books but never on a jobsite.  When Brian removed the plugs, he found that the water traps were full of crud a corrosion.  He flushed them out real good and replaced the plugs.  This, along with some bad traps and not enough "A" dimension were the primary cause of the water hammer.

    Yes, it has been awhile.  I have been busy on some big projects and I just  started a new one on the Eastern Shore.



    How about lunch sometime in August?  G&M or Fells Point?  I will bring Brian, Poppy and Harvey.
