Steam boiler options? North Jersey

786 square feet radiators installed, boiler is American Standard, I am in Bayonne, New Jersey. I've used about 1600 gallons a season each year so far.
I bought the house three years ago. Three units, not sure where the family will be in a couple of years, either keeping the property as three units with steam heat, or converting back to single family the way it was from 1920-1940 (which would mean gut renovation and radiant in the floor).

Trying to cost out the next few years. Can I put a gas/oil burner on the old boiler? If I change to gas do I have to run a bigger gas line from the street to service the boiler? When do I have to decommision the old in ground oil tank?
I'll be doing something this summer.0
