Old steam system

I have an old new england home that currently has a one-pipe steam system. It is a two-family home that I live on the first floor and rent the second. I plan to live there for another 4-5 years then rent both units. I would like to separate the heating system if possible.
The steam pipes have some asbestos for insulation and there are currently leaks in certain areas. I definitely need to repipe a majority of the system in basement.
I'd love to move away from the steam system and go with hydronic or force hot air. I'm wondering if anyone has had any prior experience or suggestions.

Economics
Your question is an economic one. If you seek to split the two systems, you're probably locked into moving away from steam. Since you project becoming a landlord, you should be thinking in this direction.
Tenants never appreciate the value of heating and if you include the cost in rent, they will think you're ripping them off. They'll also complain day and night when it's less than 85 degrees in the house. You are better off installing separate systems and letting each tenant open his own utility account.
If you were staying in the house, however, and using it as a one family, it would almost certainly be cheaper and smarter to repair the steam system so it operates efficently.
