The 32 may be sufficient, however, why take the chance? I don't think that the 50 is that much more expensive than the 32. You have to figure in how much aggravation is each phone call from upset tenants worth? It may end up being an " I shoulda...".

I want to put a water heater in for 2 apt's,total of 5 people,would a 30 gallon work or do I need to go to a fifty gallon??

I have a Bock 32 gallon
I use it for heat as well as domestic.. It claims to make 112 gallons per hour.. I have never ran out.. household with three teens and two adults.. I am very happy with the unit.0 -
If they're both rentals
Don't expect them to conserve hot water.0 -

The Bock 51E. Best heater on the market, loads of DHW.0
