Gas conversion burner replacement help

I am seeking information on my steam boiler system, which works very well as well as operating when AC lost. I would like to either purchase a new gas conversion burner or get parts for the old one. Replacing the heating system is too much $$$ considering the cost of the internal asbestos removal and other assoicated costs. The pipes are fiberglass insulated.

Currently I run a pellet stove for main heat,
Gas bill for year is about $1000

Can I legally replace the the present gas conversion burner with a new one that uses a thermocouple ignition?
If not can I simply purchase spare parts in the event of failure?
Is the trend toward States not allowing mortgages to be written for houses that have asbestos lined ( although
intact) heating systems. In which case, I should replace the heating system as soon as possible.
