What Would you do ? (steam)

This is a two family house with steam. The Boiler is a WM EG 40 with I=B=R rating of 325 Sq. Ft and 78K Steam Btuh and 91k Water Btuh.
The Heatloss Calc came out to 64K. However the problem is on the second floor. Heat loss for the second floor is 30K but the total EDR from radiators is 14K A defficit of 16K. The First Floor has A total Heat loss of 34k and 34k of EDR. The difference in tempeture is 8 Deggres. if 70 Downstair 62 upstair. The upstairs has less insaulation so heat loss is faster.
Possible solutions : Convert to hot water an Zone.
TRV on valves on first floor and move Thermostat to second floor
Run a heat excahnger from boiler and run baseboards on second floor to take advantage of the xtra BTU.
PS last year gas Heating bill is $3500. Sorry for the Leght

    either add to the number of rads, or increase their sizes? That would be less expensive than everything you've mentioned.

    First thing I would do

    Is insulate any part of the house that is not insulated. Tighten up the envelope ASAP. Insulation is a one-time expense that pays forever.

    Then worry about the disparity. Adding to the radiators as Frankie said, is the best thing for the money you can do after insulation. But insulate first.


  • Thanks for the advise, I spoke with guy who use to service the system. He had moved and disconnected some of the radiators. He also had bumped the pressure to 9 PSI. I will see how to replace them with the bigger ones sitting on the garage. Boy are they heavy!!!!

    These pro's aren't finished with you yet.

    Someone will tell you that you need to lower the pressure to around 1-2 psi (or less). Methinks your fuel bill will come down from this step alone.

    You are right- some of us went into shock at the 9 psi comment and are in therapy right now, rocking in the fetal position for the most part, or suffering asphyxia from choking :)

    I was hoping that Yingo would understand the folly of pressure while we are in recovery.

  • I might be wrong. The Honeywell presuretool was has a psi bar on the right an it does starts with.05 psi all the way to 9. I took a quick glance. I might be wrong. But I had to replace 4 vents that were split in half, what caused it?. I do not know. All radiators are beeing manage using the Valve. Yes I know is wrong. But so far from reading art of of steam and the wall. I found a lot of errors. Like having copper coming out of the boiler. I got this response. If it works dont touch it! Thanks god for the wall.
