T-stat for rental Property

... I've already told the heating contractor that his other choice is to leave the T87s in place, and put the system on mixing OD reset. Limit the baseboard to, say, 150° on the coldest day, and the tenants can hotwire the heating if they want to!

    Does anyone know a source for a thermostat that has a limited adjustment range? I think the owner wants the tenants to be able to operate the thermostats, just not be able to crank them to 85°. I've specified remote sensors
    w/t-stats in the boiler room on some earlier jobs, but that's not what they want here. We have tekmar 508s and 512s, but they don't seem to fit the bill, unless I'm missing something (I read both data brochures before posting this). Thanks!

    I have installed the Honeywell VisionPro programmable thermostats and limited the high and low setpoints for both heatingadn cooling.

    Great tstats, IMO....

    Thanks Jeff for your quick reply. What VisionPro model are you using? As far as I know, the systems are just heating, baseboard at 180°, no a/c.

    The VisionPro stats come in a lot of models, single stage heat and single stage cool all the way up to 3 heat and 2 cool. I guess the magic word here is 'cool.' Since you don't have cooling on the system, this may not work.

    Be aware that...

    If your tenant downloads the manual from Honeywell, they can learn how to change the min/max for the thermostat.

    VisionPro 8000 Manual

    Jeff, I just downloaded the manual for the 8000. It says that when you lock out the keypad, the installer setup is still available (Page 19 ... Installer setup 0670). That can't be right! Don't they mean that only the temperature adjustment is available?

    George,

    Try the Accustat by PSG, you can select the temperature bulb. Works great and is non-adjustable.

    I'll present that option too. Contractor said he wants to let the tenants adjust the temperature, just wanted to limit the range. He may just jump at those Accustats, though, once he sees how inexpensive they are.

    George,

    I own and operate a number of two and three family rentals and have been there with tenants. They will monkey with anything they can get out. Give them a thermostat and it will be ripped out of the wall with the wires shorted.

    Tekmar's thermostat with the blank wall plates are the choice for me. I attach the plates withtamper proof screws and don't tell them what they are. Then I stick a cheap thermostat on the wall for them to play with. It's not hooked up to anything. Thought of putting line voltage into it so they get a surprise when they play with it.

    Our friend's suggestion above to limit the hot water temperature is great too. They can circulate that 150 degree water all day. I do that in one place where they heat with a condensate loop. Unless the steam is calling for heat, they're getting nothing.

    Some of the very simple square Honeywell mercury thermostats have "stops" that restrict the movement of the setting. They work untill the tenant rips em off the wall.

    tekmar tN4 Thermostats have ltd 'user' adjustment capabilities

    541 for single stage heat, non-programmable

    542 for single stage heat , programmable

    Those Stats can be used with tN4 System Controls, or stand-alone.

    You can get a T87 with a range of 45-75 or 38-72. It works pretty good as the tenants aren't too determined.

    White Rogers

    I was just today introduced to the new White Rogers T-Stat that competes with the Vision Pro. Apparently it has a function where you can lock the setting, yet the "operators" have the illusion that they are making changes. Whan they call you complaining that the adjustments aren't doing anything, you can remind them that they weren't supposed to be touching it in the first place.

    Jeff, with Vision Pro or Focus Pro ( 8000 or 5000 or 3000 series) there is system select menu to customize the stat to the type of system controlled.
