Well when a good design is given to a Great Tech you can expect a masterpiece.
This house was a summer home that had been spec'ed for year round use. I had some good conversations with the owner who was very open to new ideas. We wound up with A Buderus oil fired boiler with a horizontal tank. Heat emmitters will be Buderus panels with some Runtal for a tighter wall space. Radiant will be in the bathroom, Living Room and Kitchen.
The house had an small basement and due to ledge will have two basements with no crawl space between. I came up with a design that has circulators and a mixing station for the new part of the house and a sub panel of zone valves and I-Radiant valve for the old basement.
Steve does wonderfull work.

Steve's piping work
really is pristine.
He did'nt like the PAP going so close behind the boiler so he ran it in 3/4 copper and put clic's on either side. Nice huh ?
The piping runs are the feed/return for the sub panel. Hot and Cold and a recir. line.
At first I did'nt like the spacing with the 1" on the top and bottom but themore I looked I saw what he was doing and like it.

The bathroom and Kitchen will have radiant in the floor, walls and cieling.

That's a good word to describe the pipe work. It's an adjective that rarely pops up when describing boiler rooms but certainly applies in this case. Pristine makes one usually think untouched by human hand but, in this case, it's a creation of the human hand and mind. You're lucky to have a guy like Steve.0 -

as for the water, were it not for water on the floor the truely observant would wonder what were you trying to hide.
i have always considered swamping the deck,part of the finish :)the only way to do that ,is put water on the deck....:)

Steve Regan has been with us about six years now and started right before he got his Journeymans Lic. He is a top shelf installer who obviously plans out his installs.
I can't help but think we would'nt have this type of work to do if not for the wall.

its about
3,500 feet. Not that big but the owner wanted control of the house.
The Owner was is very happy with us and keeps telling the other trades how the should be more like us .
Good thing we get along with these guys but we're still getting some ribbing.

The panels in one part of the house are being feed from the zone valves you see. The other panel in the other section of the house will have the same. The sub panel is done with P/S piping.

It is one of the nicest installs I ever saw!
Love the concrete lintels under the unit(s)! Stronger and nicer looking that a "pad" IMO. Especially when a bedded in steel-trowelled mortar!

1) Design temp (coldest day of year temp.)
2) Heat load in BTU's.
3) Net I=B=R output of the boiler.
4) Ball park complete install price to owner (between 10 and 15K; 15 - 20K; over a million)?0 -

1) Design temp is -10 and the panels are sized for 170 degree water. Logomatic control handles the outdoor reset.
2) Heat load is 110,000
3) Net IBR on the boiler is 117,000. Indirect is a 79 gallon.
4) Ken, Ken, Ken. ( more than 20K less than a million )
