    PRV & anti freeze

    My area (20 miles south of Albany N.Y.)has a lot of people with 2nd homes.
    I suggest to them they anti freeze hot water heating system
    and shut electric off to pump,when the go back to the city and call secrity people to add "freefe alert" to their security sytem.
    My delima is B&G says to turn PRV off after system purged and Taco says leave it on.
    WHAT WOULD YOU DO ?

    I realize house not drained I'am just minimizing damage.
    Caretakers forget about it.They don't even check the oil tank.

    PRV

    Six of one, half dozen of other. You could install a LWCO with an alarm contact for the security system if you decide to leave the fill valve off. That will at least prevent dry firing the boiler if a major leak occured. Pressure relief valves can fail and leak--an open fill valve would just keeping adding water. Liability issues would be the question here.

    RPZ

    If you add antifreeze ( even Non Toxic ) to a hydronic heating system you need to add or replace the backflow with a testable RPZ device.

    I would install a RPZ , install the anitfreeze and add a LWCO.

    And shut the water off !!!!!

    I have repaired homes that froze up and we caught before they thawed , or the water was shut off. Bad enough ........

    But

    I have also been in homes where the ceilings are down , the piano is soaked, and when we started into the basement the water was even with the top step.

    SHUT THE WATER OFF !!!!!!!!!!!!!!!

    Oh Ya , the person checking the building didn't watch the oil tank . Guess what happens to a 275 gallon tank full of air that is under water... Snap.......

    SHUT THE WATER OFF !!!!!!!!!!!!!!!!!!

    Back in the early 90es with all the repos I had 2 or 3 of these a winter....

    SHUT THE WATER OFF !!!!!!!!!!!!!!!!!!

    pressure reducing valve and anti-freeze

    There is a new product that just came out that I believe is going to fix most of the problems you are having. This product is called The Glycol Express Tank. This tank prevents major leaks, eliminates dilution of the antifreeze-water solution and maintains the required pressure in the system by using the pressure reducing valve. I dont remember the number where you can get this tank but as soon as I find it i'll post it here.

    Boilers have LWCO,Back flow preventers,non toxic boiler anti freeze, temperature security etc.I forgot, garbage pails under releif valve discharge pipes.

    Jerry, Glycol Express Tank? "Prevents major leaks,Uses the PRV? Sounds to good to be true.
    Dave, "shut the water off" I agree, but Taco says leave it on. (Repipe basement so water only to boiler?)
    I doubt 99% of insurance adjusters now what a PRV is, but if he does, your in serious trouble.Aroud here there is one who owned a P&H supply house.

    A system with glycol really

    shouldn't be connected to a fill valve! Why would you ever want to add water? It would just dilute you glycol percentage.

    Buy or build a glycol fill system. Eatherton has a plan for a simple homebuilt one with a large expension tank as the vessel.

    Here's a shot of a glycol pig tank I just did. Here is how it's piped- tank, tee, guage (to record fill pressure) tee, hose bibb (for tank filling with transfer pump) 1156 automatic water feeder, and shut off valve. the tank to the right is the glycol tank btw.

    glycol express eliminates dilution

    glycol express is designed to be connected to pressure reducing valve. The tank has a flexible diaphragm inside that separates the antifreeze-water solution from the service water. Water is used to maintain pressure in the system.In case of aleak, the diaphragm prevents leakage of service water.

    I prefer Glycol Express because it is simple and a transfer pump is not requird to add antifreeze to the system. See the attached file please. Jerry.

    It's a 'reduced pressure zone' backflow preventer made by watts.

    Reduced Pressure Backflow Perventer ,, Like a Watts 009QT.
    You will find Zurn , Ames , Conbraco and other manufactures make the devices.

    They are required if you have Glycol or any chemicals in you heating system . It goes in front of the boiler feed....

    RPZ devices are supposed to be tested every 6 months...

    I know N&S has RPZ's I got one from them by mistake.
    Are all of you're 2nd homes with antifreeze?
    I try to avoid, rest of house plumbing is not protected so
    most understand that a freeze alarm is the best protection. With closed
    shutoff and LWCO.
    Nice to see another "Columbia Countian" here .
