... I'd go closed loop. Your application sounds perfect for a small (50kBTU output) condensing boiler. No need to upsize for the indirect hot water tank, either and the efficiency is unbeatable. I'd avoid the Polaris for the reasons you stated, i.e. too big. Perhaps others will also chime in.

My 20 year old Upstate new York house is 920 sq feet. I've increased my attic insulation to R-38, outside walls are 2x4 R-13, with doublehung single pane laminated glass windows... And I'm retrofitting for subfloor Radiant Heat. I have had a couple Radiant Systems designed from different companies/suppliers... watching for variances in designs... BTU requirements are 35,000 for heat, plus 40,000? for domestic water.
Local plumbing and heating co said my house COULD be heated by a domestic water heater... But I feel they're not efficient enough for rising fuel costs and unable to keep up with BOTH heat and domestic needs.
I heat with propane, since I already have propane appliances.
Have been offered ideas such as using an open system heating with a HIGH BTU water heater such as a Polaris... but the BTUs on the smallest unit are overkill for my application... But would keep the design of the system incredibly simple.. heating one zone with a thermostat/circulator with water straight out of the tank. Smaller water heaters dont have the efficiency as the Polaris... and BOCK tends to want the homeowner to go thru a supplyhouse... rather than deal direct if there are problems.
OR,
A closed system using a Condensate boiler with a Domestic tank, Crown Megastore being the locally recomended option, with the primary loop, and tempering valves, expansion tank,circulators....etc
I've read about Tempering or Mixing tanks that allows a High efficiency boiler to heat the water in a TANK... but I've been told that this combination cant be used in place of an all-in-one water heater ,such as the Polaris, for use in an open system.
Im kinda hung up on which is the best option at this point... Can anybody suggest something that may be better than another ?
