gas boiler replacement

Could yer go tru da roof? How 'bout if you put the water tank on the bottom, the boiler on the top, and vent up through the roof?

    looking for suggestions

    I have a customer who need's a system replacement. It is presently a Weil Mclain CGI gas boiler which as you can see in the pic's is not to code. The venting requires 6' from an inside corner and 5' from a overhang. I have limited space inside the boiler room (if you want to call it that). I am looking for a way to replace this, make it to code and not have to do a large reconstruction of the area given. Any suggestion's on a system that could fit into the given space?

    Wish I could but have 3 skylight's just above where I would pass through the roof...Sorry should have mentioned that. Also I am dealing with an association who want's little or no changes to the existing "style" of the property..To include venting terminations..:(
