I've used the condensate method many times...it works well IF you follow the instructions carefully.

I read an article in the "library" about running a radiant loop off the bottom of a steam boiler. This may be the way to have the best of both worlds. How do you figure out the size of a boiler using this plan.
I would like to run 2 towel warmers in the first floor baths and a large loop of fin baseboard in the basement. I would use the steam for the first floor. The basement would be used as guest bedrooms once and a while, and mesures the same sq ft as the first floor. Basically a ranch home with full basement. If this is possible you could run the basement off the latent heat in the boiler after the steam cycle. This should prevent the system from "changing size" when the basement loop is or is not in use. Because of the size of the basement I can see the need for a backup boiler or a heat storage tank. How do you do it?0
