replace a 20 year old boiler?

If he can afford it, I would definitely think about a swap out. It he has to raise it, its'because of the open flame, and a rack style atmospheric boiler is a dinosaur in today's high fuel price market. As steamhead mentioned, a condensing or high efficiency direct vent boiler will make it worth the extra cost.

    replace a 20 year old boiler?

    I am a one man plumbing service a repair shop. My neighbor from childhood days has to raise his w.h and boiler 18" off the garage floor. The gas co. saw it, and told him to lift them up or they would red tag him. He wants me to do it, which is great, but I don't know much about hydronics. He asked me if we should go ahead and replace the boiler while we are at it. It's a 20 year old 135,000 BTU Burnham. Any suggestions pro or con? In Illinois, natural gas has been getting more expensive yearly. I wonder if the efficiency alone wouldn't make it a good idea.

    You won't see that much better efficiency

    unless you go to a condensing type of boiler. But I'd still change it out since it is that old.
