    to inspect a row home on which my eldest son has made an offer. House basically OK but needs some of the items on the usual list. The NG furnasty needs a complete cleaning and health check. The burner stayed on when we flipped the power switch off. I touted the benefits of panel rads and condensing and outdoor reset and he was quick to point out that it would make a great house warming gift! HaHa.

    We will replace the CPVC cobbled onto the copper. The NG water heater is 1987 and needs to be replaced and the flue pipe is missing. Oh, and there is a manual damper in the furnace stack, just like a wood stove.

    Since he is by himself, I am looking at the possible use of an instant tankless type for DHW, we can vent out the back of the bldg. And here I am not even finished with my own building yet. To be fair, I at least owe him equal time that his brother got on his 2 houses but the 12 hour commute is a pisser.

    I think I want to retire to a new place where the appliances will live longer than me

    The house has

    been empty for awhile. We found the BG&E notice condeming the water heater. It had been tagged twice yet the gas was still on so I shut it off. He should know at the end of the week if they accept the modified offer. As a teacher and first time home buyer he qualifies for a 1% down but finding a house in the teacher pay range is not easy. I can remember those days.
    I have 4 panel rads left from the bank. If the furnace requires replacement I am tempted to convert to HW and condensing although I looked at the price of copper-- ouch!

    I'll resurrect this post

    When I actually do the work and take pictures.

    The gent that owns the townhouse has done quite a bit of work on it himself. Most of it ignores any codes that were EVER written.

    In the contract I gave him for replacement of the furnace and evap coil was the line "We will replace the aluminum dryer flex currently used for the water heater vent with approved material." He fussed at me about that line, saying there was nothing wrong with what he did, as he's seen it used in the DIY mags and on TV. My response? "That material is specifically made and approved for venting natural gas appliances and you used dryer flex." He didn't say anything....
