i just got a job here in new england, 7000 sq.ft. the guys dose not want any radiant ,its going to be 4 zone hydro coil/A/C and inderect. he was going to go just furnaces but we got him to go hydro, least he'll have options down the road...David0 -

I did bid the heaqting in that home when I was with another company.
16,000 sqft. of floor area between the first and second floors. Snowmelt in the courtyard and driveway as well as "turf warming" for the doggies in the winter.
I bid to the spec which called for gypcrete (which I carried) on the first and second floors. I had three staged boilers for the heating, one boiler for the snow-melt and one boiler for the domestic water. I was in at 390k and the A/C system was another 80k. I was going to use three 5 ton multi-aqua chillers and hi-v fan coils.
The builder only carried 100k for the mechanicals! HAHAHAHAHAHAHAHAHAHAA!!!!!!!!!
Another contractor took the whole thing for 250k, but then had to try to renegotiate his contract when his cost-to-date exceeded the contract value and they hadn't even gotten the Viessmann's in yet.
Oh well.
I draw the line at 15,000 sqft now. We did a 25,000 sqft home a few years back and it sucked the life out of me and the guys. Never again.

Actually Weezbo
There are two garages, both hold two cars and both are radiantly heated. They both have expensive tile floors and one has a car wash in it.
There is fully automated bowling alley in the basement. The gentleman that owns this house is a very wealthy engineer and he owns a company that makes parts for turbines. He used to work at GE.
The house he moved from had an ice skating rink in the basement, but now his daughter likes to bowl.
I wonder what he'll do when she decides she likes golf?!?!?!?
The contractor that took the job used Stadlers version of Quik-trak and then covered that with Dura-rock. The builder wanted me to give up the name of my gypcrete guy, but I uh....lost his card (wink, wink).
Oh yah!! Did I mention the elevator?

Wuss is right
First, my company is in no way large enough to take on a project like that. My guess is that most of it will be union workers since the house is bigger than some commercial buildings.
Second, after about two months my A.D.D kicks in to high gear and I start looking in the want ads for a new job. Heck, last year we were in a 7400 sqft home where we were contracted to do the plumbing, heating and cooling, and the radiant. After that two month mark came I was ready for a change. The day the insulators came to do the dense pack cellulose, I worked with them! Pointing a big hose at a wall and blasting it with old chewed up newspaper was a welcome relief!!!
BTW, the window package for the 50k sqft home is $790k. WHat do you think they budgeted for the heat?

That's a respectable sized home
Did a 7400 last year and we are currently in a 6800.
The builder we are working for on the 6800 is looking at plans for a 13k that is supposed to get going in the next few months. That one will be right on the line for me. Much larger and I would pass.

I have a 15k bank office building to do this summer. All plumbing, Wirsbo radiant, with of course Ultra's...and A/C
I'll be going nuts also... but it will pay good....

I did'nt realise it was you bidding on my addition.
You are corect in walking away. Many see a job this big as a jewel in thier crown and it turns out to be a company buster. If your not set up to do a job of this size you should walk. Good move.

I put the water and sewer service in for the R residence. The water main on Broadway is only 2 feet deep. City said there is enogh water movemant to keep it from freezing in the winter. The sewer service weaves thru a great amount of boulders more than a few 45's used. The cost of the "home" started at $5,000,000 but grew to over $15,000,000 maybe more. The stone work on the outside of the building is beautiful. Done all by mexican workers.

Darin, Broadway East side homes
It was pointed out to me, no stone could be less than 8 inches and all the stone was beveled by hand on the site. The copper work is amazing also. Three inch thick counter tops, one island top weighed 3000 pounds.
Some residents resent this project as an ego thing, I think it is a great gift to a proud and beautiful town.
Mrs. R worked on this for years before it came to life.
