ONE PIPE STEAM

20 feet is possible, as long as the pipe pitches DOWN as it moves away from the boiler, (check your local codes for pitch reqirements) usually a pitch of 1/4 over 4 feet works well. Use a Tee where you tie-in to the existing steam overhead, and install an air vent in your new line just before tieing into the existing steam overhead, and a return line coming from the bottom of the Tee to the floor, connecting back to the boiler.
Two Tees: let's say you pipe size is 2", you would install one 2" X 2" Tee coming down from the old work (top of tee=old work, side=boiler, bottom=return) horizontal connection to tee(boiler) use a close nipple to install one 2" X 3/4" tee hoizontally, (with the 3/4" facing up for the air valve).
This arrangement will still create obstructions to the space you customer hoped to free up. they may ask you to offset the pipes against the wall, where they can be boxed in. However, every foot of pipe, every elbow you add, will decrease the efficiency of the system.
With energy prices on the rise, NOW is the time to talk to them about getting a Licenced Master Plumber in to install a new energy efficient system. Even if they have to take out a second morgage, they'll be happy they did later.
