Electric baseboard in Michigan? Am I nuts?
I run a WM Ultra 155 in my primary residence, but am buying a cottage for summer only, which has neither heat nor insulation. Two mortgage brokers have told me that I cannot get a 30 year loan on a place without central heat. So I need to add a "system" that will never be used. What a joke. They could care less about the absence of insulation.
The criteria the appraiser will use is that it must be a central heating system, meaning it needs heat in each of the two bedrooms, bathroom, kitchen and living room. Therefore, a wall heater won't work. Did I mention that the house has no propane, natural gas or oil hookup? Electric seems to be the way to go. Obviously I have no intention of installing an hydronic system for this place, which would probably cost more than the entire cottage is worth. The land is what represents the value.
Since I know I will not actually use heat there, my primary concern is low installation cost. Are eletric baseboard heaters the way to go here, or is there a better way?
Any ideas or suggestions?

Why not? It is about the least expensive to install and electricity is 100% efficient and doesn't polute. If it qualifies that would be my choice. Then I'd add a wood stove for those chilly evenings. Question is, is the service large enough to handle it? any extra cost there might offset something else.

Cheaper and a little nicer looking than baseboard, I've suggested these panels to a friend for a 3 season room and he was fairly impressed.
I think they will meet the qualification process and take up far less space. Here goes, I'll try to post the link....Chris
